Companies leasing office, retail, or industrial space across multiple locations need a reliable summary of each lease's critical terms, but commercial leases are long, densely drafted documents, and manually abstracting rent escalation schedules, renewal option windows, and maintenance responsibilities is slow and inconsistent across whoever performs the abstraction
Missed renewal option deadlines can result in losing favorable space or being pushed to holdover rates, and unclear maintenance obligation summaries lead to disputes with landlords
The agent triggers when a new lease document or amendment is uploaded to the lease management repository, then uses document parsing and an LLM trained on commercial lease structures to extract key terms including base rent, escalation schedule, renewal options, termination rights, maintenance and repair obligations, and permitted use clauses. It normalizes extracted data into a standardized abstract template, cross-references extracted dates against a portfolio-wide calendar to identify upcoming option windows requiring decision, and flags any ambiguous or unusual clause language for attorney verification before the abstract is finalized. The structured abstract data feeds into the lease administration system to support portfolio reporting and deadline tracking.
